When to Call

Water heater warning signs

Water heaters usually give you days or weeks of warning before they fail outright. Catch these and you avoid the cold-shower emergency.

  • No hot water

Pilot light, gas valve, heating element, or thermostat — diagnosed same-visit.

  • Leaking tank

A leaking tank is past saving — replacement is the only safe option.

  • Rumbling or popping

Sediment buildup on the bottom of the tank — accelerates corrosion and shortens life.

  • Rusty or discolored hot water

Tank corrosion or a failed anode rod. Often replaceable if caught early.

  • Tank over 10–12 years old

Tanks last 8–12 years on average. Past 10, replacement before failure is much cheaper than after.

  • Rising gas or electric bill

Aging or sediment-filled heater works harder for less hot water.

Water Heater Services — Frequently Asked Questions

How long does a water heater last?

Tank water heaters last 8–12 years on average. Tankless units last 15–20 years with proper maintenance. Annual service (anode rod check, tank flush, T&P valve test) extends life significantly.

Tank or tankless?

Tankless gives you endless hot water and lasts roughly twice as long as a tank — but costs more up front and requires correct gas/electrical sizing. For most households with normal hot-water use, both work; for large families or homes with multiple simultaneous demands, tankless is a clear winner. We’ll model the math both ways.

Is replacement same-day?

Most straightforward tank replacements are completed the same day. Tankless installs that involve gas or electrical upgrades may take a second day. We confirm timing when we quote.

What rebates are available?

Avista offers rebates on qualifying high-efficiency tank, tankless, and heat-pump water heaters. Federal tax credits cover up to 30% of qualified heat-pump water heaters. We handle all the paperwork.

Is the work warrantied?

Every install includes a 1-year Mainstream labor warranty plus the manufacturer warranty (typically 6–12 years on tanks, 12–15 years on tankless). Care Club members get extended labor coverage.
