Bad thermocouple, dirty pilot, or flame-rollout safety tripped — all common gas water heater failures.
Sediment buildup on the bottom of the tank. Flush it now, before the tank cracks.
T&P valve, drain valve, supply fittings, or the tank itself. Diagnose immediately.
Failed anode rod or tank corrosion. Sometimes repairable, sometimes a replacement signal.

Rule of thumb: if your tank is over 10 years old and you’re facing a major repair (gas valve, element + sediment, or any tank leak), replacement usually pays back faster. For newer tanks with a single failed component, repair is the right call. We’ll walk you through the math.
No — and nobody honest can. A leaking tank means the inner steel liner has failed. Once water gets past the liner to the outer jacket, the tank is past saving. Replacement is the only safe option. If the leak is from a fitting, T&P valve, or supply line, those are repairable.
Two main causes: sediment buildup reducing usable tank capacity, or a failed lower heating element/thermostat (in electric units). Both are diagnosable in one visit. Sediment flush is sometimes a same-day fix.
