Symptom Check

Signs your water heater needs repair

Most of these are 1–2 hour fixes if caught early — and much more expensive if ignored.

  • No hot water

Gas: pilot, gas valve, or thermocouple. Electric: heating element or thermostat.

  • Lukewarm water only

Failing thermostat, lower element out, or sediment-filled tank reducing capacity.

  • Pilot won't stay lit

Bad thermocouple, dirty pilot, or flame-rollout safety tripped — all common gas water heater failures.

  • Rumbling or popping

Sediment buildup on the bottom of the tank. Flush it now, before the tank cracks.

  • Leak from the unit

T&P valve, drain valve, supply fittings, or the tank itself. Diagnose immediately.

  • Rusty or discolored hot water

Failed anode rod or tank corrosion. Sometimes repairable, sometimes a replacement signal.

What We Repair

Every common water heater issue

Our trucks are stocked for the repairs that account for 90% of water heater service calls.

  • Pilot & thermocouple Pilot assembly cleaning, thermocouple replacement, and gas valve diagnosis.
  • Heating elements Upper and lower element replacement for electric tanks. Same-visit.
  • Thermostats Upper and lower thermostat replacement, calibration, and high-limit reset.
  • T&P relief valve Temperature & pressure relief valve replacement — critical safety component.
  • Tank flush Flush sediment that's reducing capacity and causing the rumbling sound.
  • Anode rod Inspect and replace sacrificial anode to extend tank life 3–5 years.
  • Dip tube replacement Failed dip tubes cause warm water instead of hot — quick fix.
  • Tankless service Error code diagnosis, flow sensor service, and descaling for tankless units.

Water Heater Repair — Frequently Asked Questions

Repair or replace?

Rule of thumb: if your tank is over 10 years old and you’re facing a major repair (gas valve, element + sediment, or any tank leak), replacement usually pays back faster. For newer tanks with a single failed component, repair is the right call. We’ll walk you through the math.

Can you fix a leaking tank?

No — and nobody honest can. A leaking tank means the inner steel liner has failed. Once water gets past the liner to the outer jacket, the tank is past saving. Replacement is the only safe option. If the leak is from a fitting, T&P valve, or supply line, those are repairable.

Why does my hot water run out so fast?

Two main causes: sediment buildup reducing usable tank capacity, or a failed lower heating element/thermostat (in electric units). Both are diagnosable in one visit. Sediment flush is sometimes a same-day fix.

Is the repair warrantied?

Every repair includes a 1-year Mainstream labor warranty plus the manufacturer warranty on parts. Care Club members get a 2-year extended labor warranty.
