Annual Water Heater Maintenance

An annual tune-up extends water heater life 3–5 years, restores capacity, and catches small problems before they become tank-leak emergencies. Same plumbers who do the repairs.

  • Full safety check
  • Restored efficiency
  • Warranty preserved
  • Failures caught early

Water Heater Maintenance

The cheapest water heater repair is the one that never happens.

An annual water heater tune-up extends tank life by 3–5 years, restores hot-water capacity, and catches small problems before they become tank-leak emergencies. Most importantly, it includes a full safety check — T&P valve test, gas pressure verification, and combustion analysis on gas units.

Care Club members get water heater maintenance bundled with HVAC tune-ups, plus priority dispatch and 15% off any repair work.

  • Safety first T&P valve test, gas leak check, and combustion analysis on every visit.
  • Efficiency restored Tank flush removes sediment that's reducing capacity and wasting energy.
  • Warranty preserved Most manufacturer warranties require documented annual maintenance.
  • Failures caught early Failing anodes, weak elements, and corroding fittings flagged before they fail.

What's Included

What an annual tune-up actually covers

Not a 5-minute pilot check. A full hour with a licensed plumber going through every safety and performance system on your water heater.

  • Tank flush Drain and flush to remove sediment that reduces capacity and accelerates corrosion.
  • Anode rod inspection Pull and inspect the anode rod — replace when consumed to extend tank life 3–5 years.
  • T&P valve test Test the temperature & pressure relief valve — critical safety component.
  • Combustion analysis Measure CO and combustion efficiency on gas units (every visit).
  • Gas line leak check Leak test on supply line, gas valve, and burner — every gas unit, every visit.
  • Element & thermostat test Continuity test on heating elements and thermostats (electric units).
  • Temperature setting check Verify the thermostat is set to 120°F — the safety + efficiency sweet spot.
  • Tankless descaling Tankless units need annual descaling — separate from tank-flush service.

Water Heater Maintenance — Frequently Asked Questions

How often should I tune up my water heater?

Once a year for tank units, once a year for tankless (descaling). If you have hard water (most of Spokane and Coeur d’Alene), the annual schedule is especially important — sediment and scale accelerate failure dramatically.

Will a tune-up actually extend the life?

Yes — measurably. Sediment-filled tanks corrode 2–3x faster than properly maintained ones. Anode rod replacement alone can extend tank life by 3–5 years. Tankless descaling prevents heat-exchanger damage that’s a primary cause of premature tankless failure.

What's the right temperature setting?

120°F is the sweet spot — hot enough to kill bacteria, cool enough to prevent scalding, efficient enough to save on bills. We verify and adjust as part of the tune-up.

Do I need a tune-up if everything seems fine?

Yes. Water heaters that ‘seem fine’ are exactly when problems are easiest (and cheapest) to fix. A failing T&P valve gives no warning before causing a flood; sediment buildup is invisible until capacity drops. Annual service catches problems before they’re emergencies.

What's the Care Club?
